This site exists to publish numbers, including the ones that argue against buying. That only works if you know exactly what the numbers are and what they are not. This page says so in plain terms.

Reading this site, using a calculator on it, or sending an enquiry through it does not create a client relationship or a duty of care. Decisions about buying, financing, letting or selling property are yours, and the consequences are yours.
Figures are estimates, and they carry a date
Every market figure on this site carries its source and the period it describes, and the fee constants in the calculators carry the date they were last checked — 26 August 2026. A test in the build fails any answer that quotes a figure without a source. That is a discipline, not a guarantee: a date tells you how old a figure is, not whether it is still right.
The date is not decoration. It tells you how old the figure is. Government fees are revised. Service charges are re-approved. Market data is restated. A figure checked in August 2026 may be wrong by the time you read it, and this site cannot tell you when that happens.
Treat every number here as a starting point for a check, never as the answer.
No return is guaranteed, and no one can guarantee one
There is no guaranteed return on Dubai property. Not from this site, not from a developer, not from a rental scheme.
Any yield, rent, net income or capital growth figure shown here is an estimate produced from assumptions. Change an assumption and the answer changes. Dubai's real estate advertising rules require returns to be framed as estimates, and guaranteed-return claims are not permissible. If anyone quotes you a guaranteed rental return or a guaranteed ROI, that is a reason to slow down, not to move faster.
Property values fall as well as rise
This is not a formality. The most recent quarter on record when this page was written:
- Dubai residential transactions fell about 29% in Q2 2026 against Q2 2025.
- Prices fell about 4% quarter on quarter.
- Rents fell 6.2% quarter on quarter.

A falling market changes the arithmetic in three places at once: what the unit is worth, what it rents for, and how quickly you could sell it if you needed to. A model built on the numbers of the record year will not survive a quarter like that one. Past performance of the Dubai market, or of any community within it, tells you nothing reliable about what happens next.
The calculators are only as good as what you type into them
The calculators on this site do arithmetic. They do not know your unit, your building, your contract or your bank.
Every output depends entirely on the inputs and the default assumptions, and both are shown on screen next to the field. The defaults exist so the tool runs, not because they describe your purchase. Replace each of them with the figure quoted to you in writing:
- Purchase price and area start at illustrative round numbers. Use the ones on your reservation form.
- Rent and service charge have no default at all. They are seeded at zero on purpose. Dubai service charges run from roughly AED 3 per square foot in some communities to AED 65 and above in others, so any citywide average is wrong nearly everywhere. Use the building's own Mollak figure and the actual advertised rent for that building.
- The admin / Oqood fee also defaults to zero on purpose. The figures widely repeated across agency blogs could not be found in the Dubai Land Department's own published fee schedule, so this site does not seed one. Use the amount on your own quote.
- Management fee defaults to 5%, vacancy to four weeks, short-let occupancy to 65%. Occupancy moves the answer more than any other input: published Dubai figures range from 41.6% to 88%, and moving the slider across that range changes net yield by more than any fee on the page.
- Payment plans (60/40, 50/50, 80/20, post-handover) are common structures, not quotes. The split for a specific unit is whatever its sale and purchase agreement says, and promotions move it.
- USD figures are conversions at the AED peg of 3.6725, not a live exchange rate, and not the rate your bank will give you.
Two rates are set by statute and hardcoded: the Dubai Land Department registration fee at 4% of the price, and UAE VAT at 5% on services rather than on residential property itself. The rest are editable defaults taken from Dubai brokerage and advisory publications rather than from a DLD feed — mortgage registration at 0.25% of the loan plus AED 290; trustee office fees of AED 2,000 below AED 500,000 and AED 4,000 at or above it, often zero on a first off-plan sale where the developer registers the unit; Tourism Dirham at AED 10 or AED 15 per occupied bedroom per night; and the VAT registration threshold of AED 375,000. All were last checked on 26 August 2026, and every one can be overwritten with the figure on your own quote.
An output from these tools is an estimate. It is not a quotation, an offer, or a valuation.
Fees, service charges and thresholds change — verify them at source
The fee defaults in these calculators come from published secondary sources — Dubai brokerage and advisory publications — not from a live Dubai Land Department feed. They are good enough to model with. They are not good enough to rely on when money moves.

Before you sign or transfer anything, verify against the primary source:
- Transaction and registration fees: the Dubai Land Department's own published schedule.
- Broker, escrow and project registration matters: DLD and RERA.
- Service charges: the building's approved Mollak statement, not an estimate from a brochure.
- VAT and tax positions: the Federal Tax Authority, or your own tax adviser.
- Everything specific to your unit: your sale and purchase agreement and your written quote.
Where those disagree with this site, they are right and this site is out of date.
Third-party data is attributed, and its publisher may revise it
Market figures on this site are attributed to whoever published them, with the period they describe. CBRE, Property Monitor, the Dubai Land Department and others produce that data; this site reports it and does not verify their methodology.
Those publishers revise their own figures. A number restated after it was quoted here will not update itself on this site. Where two credible sources disagree, this site shows both rather than quietly picking the flattering one.
Handover dates for off-plan property are estimates
An off-plan handover date is the developer's expected completion date, taken from the sale and purchase agreement. It is a forecast, not a commitment from this site, and delays are common.
That matters to the arithmetic as well as the calendar. Handover is when service charges begin, when a mortgage typically draws down, and when rental income can start. If handover moves, the holding costs and the return move with it. Model a later handover than the one you are quoted and see whether the purchase still works.
This site does not advertise property
No property advertisements are published here. Nothing on this site is an offer to sell a specific unit, an invitation to make an offer, or a recommendation of a particular project or developer.
In Dubai, every property advertisement requires a Trakheesi permit issued through the Dubai Land Department, with the permit number displayed on the advert and a scannable Madmoun QR code. If listings are ever published on this site, each will carry its own permit number and QR code. Until then, treat any project named here as context, not as an advert.

Take independent advice before you commit
Before you sign a reservation form, a sale and purchase agreement, or a mortgage offer, take independent professional advice from people who are regulated to give it and who are looking at your actual documents:
- A UAE-licensed conveyancer or property lawyer for the contract.
- A tax adviser for your own residence and tax position, in the UAE and in your home country.
- A regulated mortgage adviser or your bank for the financing.
- Where relevant, a licensed real estate broker registered with RERA.
The cost of that advice is small against the cost of a purchase that does not work.

Figures on this site are checked and dated, and they still go stale or turn out to be wrong. If you find one that does not match a primary source, please say so and it will be corrected or removed.
