The site publishes a name — in the footer copyright and in the page metadata — and a WhatsApp number. It does not publish a legal or trading identity, a postal address, or an email address, and a name on its own neither identifies a controller nor gives you a route to exercise a right. Until the block above is completed, there is no identified legal person standing behind these terms, and that gap is deliberate rather than hidden.
Nothing on this site states or implies any employer, award, licence number, qualification or number of years in the market. Where such a claim is not confirmed, it is not made.

What this site is
This site publishes general information and advisory commentary about Dubai off-plan property: market figures, the reasoning behind them, written notes, and two calculators.
It is general. It is not advice about your situation, your finances, your tax position or your visa position. It does not take your circumstances into account, because it does not know them. It is not legal, tax, accounting, mortgage or investment advice, and it is not a valuation.
If you are about to commit money, take advice that is specific to you from someone regulated to give it, and check every figure against the actual building, the actual service charge and the current advertised rent.
What this site is not: no offer, no solicitation, no property advertisement
Nothing on this site is an offer to sell or lease property, an invitation to make an offer, a solicitation to invest, or a property advertisement.
That distinction is not a formality in Dubai. It is how the rules are drawn:
- Every property advertisement in Dubai requires a Trakheesi permit obtained through the Dubai Land Department. The permit number must be displayed on the advert, together with a scannable Madmoun QR code, which has been mandatory since 24 April 2023.
- Trakheesi permits are issued to licensed companies, not to individuals.
- This site holds no such permit, and it publishes no property adverts. There are no unit listings, no prices for specific units, no availability claims and no calls to reserve anything.
Where a developer, project or building is named on this site, it is named as the subject of commentary — an example being analysed, or a number being checked — not as something offered to you for sale.
If you decide to buy, do it through a licensed brokerage or directly with a developer, and expect to see a valid permit number and QR code on whatever advert brought you there. If they are missing, that tells you something.
Using this site does not make anyone your broker
Under Bylaw No. 85 of 2006, Article 3, no person may engage in real estate brokerage in the Emirate of Dubai unless licensed and entered in the Brokers Register.
Reading these pages, running a calculator, following the Instagram feed or sending a WhatsApp message does not create a brokerage relationship, an agency, a fiduciary duty or a client relationship. No one here acts as your broker, your agent or your representative because you visited a website.
Any paid or formal engagement would have to be agreed separately and in writing, and that written agreement would set out what is being done, by whom, and under what licence. Until such an agreement exists, none of it applies to you.

The calculators estimate, they do not quote
There are two calculators on this site: an off-plan payment plan calculator and a rental ROI calculator.
- They run entirely in your browser. The figures you type are used to work out a result on your own device. They are not sent to us, not stored on any server, and not attached to your name.
- The output depends completely on the input. Change the occupancy rate, the service charge, the rent or the vacancy allowance and the answer moves a long way. The calculator does not know which of your inputs is realistic.
- Any default or suggested range shown is illustrative, drawn from published market figures, and is not a valuation of a specific unit.
- A result is not a quotation, not an offer, not a promise of return, and not a commitment by anyone to any price, payment schedule or yield.
- No return is guaranteed, by these calculators or anywhere else on this site. Guaranteed rental return and guaranteed ROI claims are not permissible in Dubai property marketing, and none is made here. Property values fall as well as rise: CBRE recorded Dubai residential transactions down 29% year on year in Q2 2026, prices around 4% lower quarter on quarter, and rents 6.2% lower quarter on quarter.
Treat a calculator output as a starting point for a conversation with your own advisers, not as a number you can act on.
Enquiries
There is an enquiry form on this site: a short one on the home page, a fuller one on the contact page. Sending either is the one thing on these pages that passes your details to us, and it happens only when you press the button. The calculators send nothing anywhere.
Apart from the form, the contact routes published today are a WhatsApp number and an Instagram handle; the site also publishes a name, in the footer copyright and in the page metadata, though a name on its own is not a contact route. Those two are third-party services, operated by Meta, with their own terms and their own handling of your data. What you send through them is governed by their rules as well as ours.

Confirmation of which contact routes — the enquiry form, the WhatsApp number, and the Instagram handle — should be named explicitly in these terms rather than only by reference to the rest of the site.
The Privacy Notice sets out exactly what the form collects, why, and where it is stored — including that the database is hosted in Europe, outside the UAE.
Third-party content and links
The home page includes Instagram's own embedded posts. Instagram's embed script loads automatically when the page loads, without you clicking anything. When it loads, Instagram (Meta) receives your IP address and the page you were on, and sets its own cookies in your browser. That happens under Meta's terms and privacy policy, not ours, and we cannot switch it off on your behalf from inside the embed. The Privacy Notice explains this in more detail.
There is no other third-party script on the site: no analytics, no tag manager, no advertising pixel, no chat widget. Fonts are served from this site, not from an external font host.
Where we link out to another site — a developer, a government portal, a data source — we do not control it, we are not responsible for its content or its accuracy, and a link is not an endorsement. Third-party sites have their own terms and privacy practices.
Our content
The written text on this site, the structure and layout, the code behind the pages and the calculators, and the imagery we own or have licensed, belong to the operator or its licensors.
You may:
- read, print and save pages for your own use;
- quote a short extract, if you say where it came from and link back to the page.
You may not, without written permission:
- republish a page or a substantial part of one, in any medium;
- scrape or bulk-download the site, or use automated tools to harvest its content;
- reuse the calculators, their logic or their copy in a product of your own;
- present our text or figures as your own work.

Names and marks appearing in photographs
Developer names, project names, building names, logos and signage sometimes appear incidentally in photographs, screenshots and street views used on this site.
Those names and marks belong to their owners. Their appearance here is incidental to the image or to the commentary, and it implies no affiliation, no endorsement, no sponsorship, no partnership and no authority to act for the owner. Nothing on this site should be read as a claim to represent, be appointed by, or be approved by any developer, brokerage or authority.
This matters legally as well as reputationally. Under Federal Law No. 15 of 2020 on Consumer Protection and its Executive Regulations in Cabinet Decision No. 66 of 2023, an advertisement is deceptive if it creates a false impression, including by way of trademarks, statements or logos. We do not use anyone's mark to suggest a relationship that does not exist.
If you own a mark that appears here and you want it removed or credited differently, contact us and we will deal with it.

Acceptable use
When you use this site, please do not:
- break any applicable law, or use the site to help someone else break one;
- scrape, crawl or bulk-download the site, or send automated requests beyond normal reading;
- attempt to gain unauthorised access to the site, its hosting, or the separate API service that supports it;
- probe, load-test, overload or interfere with the service, or attempt to bypass its rate limits or spam protections;
- upload or transmit anything malicious;
- reproduce our content as your own, or alter our figures and republish them as ours;
- use anything published here to mislead another person about a property, a price or a return.
Do not submit false information through the enquiry form, and do not submit another person's personal data unless they have agreed to it.
The separate API service behind the enquiry form is rate limited and screened for automated abuse; Cloudflare's own network protections apply to the site itself. If you are blocked and should not be, get in touch.
Availability
The site is published as static pages through a content delivery network. We aim to keep it up, but we do not promise uninterrupted availability, and we may change, move or remove any page at any time, including figures that we later decide are wrong or stale.
Responsibility and its limits
The site is free to use and publishes general commentary. Decisions about property are yours, and so are their consequences.
To the fullest extent permitted by law:
- we are not liable for any loss you suffer by relying on general content published here — including investment loss, lost profit, lost opportunity, or indirect or consequential loss;
- we are not liable for the accuracy of third-party data we cite, for third-party sites we link to, or for how Instagram, WhatsApp or any other third-party service handles the information you give them;
- we are not liable for interruptions, errors or unavailability of the site.
What we do take responsibility for is what we publish. If a figure on this site is wrong, tell us. We will check it, and correct it or take it down.
Nothing in these terms excludes or limits any liability that cannot lawfully be excluded or limited, including liability for fraud or fraudulent misrepresentation, liability for death or personal injury caused by negligence, and any rights you have under UAE consumer protection law that cannot be contracted away.
If a separate written engagement is ever agreed between you and the operator, that agreement governs that work. This section is about the website.
Changes to these terms
We may update these terms. The date at the top of this page shows when they last changed, and the current version is always the one published here.
If a change is material, we will say briefly what changed rather than quietly reissuing the page. Continuing to use the site after a change means you accept the updated terms. For any question about something that happened in the past, the version that applies is the one that was published at the time.
Governing law and where disputes are heard

The governing law and the competent courts must be confirmed by the operator and stated here: whether these terms are governed by UAE federal law together with the law of a named emirate and heard by that emirate's courts, or whether the operator is licensed in a financial free zone such as the DIFC or ADGM, in which case that zone's law and courts apply instead. This is not guessed here, because the operator's licensing position is not confirmed.
Two things apply regardless of what is chosen:
- Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data, in force since 2 January 2022, applies to the processing of personal data of individuals residing or working in the UAE, wherever the person doing the processing is located.
- If you are in the EU or EEA, the GDPR may apply to you independently. Complying with UAE law does not by itself satisfy it.

Until then, the only routes available are the WhatsApp number and Instagram handle shown on the site, and the name published in the footer and page metadata — none of which is a suitable channel for legal notice.
